White Road Equestrian Farm
219 +/- Acres | Caroline County
White Road Equestrian Farm is a 219 +/- acre equine property developed and operated as a Standardbred breeding program, with infrastructure built for longevity, efficiency, and daily functionality. The layout reflects the practical needs of a professional operation — clear separation of barns, well-planned pasture access, and dedicated systems to support scale.
Approximately 80 acres of timberland are enrolled in an easement, providing long-term conservation protection. The wooded acreage creates natural privacy, buffers neighboring properties, and reinforces the farm’s quiet, rural setting. The balance of the land supports pasture, exercise areas, and operational flexibility, preserving both productivity and long-term rural character.
Designed for breeding, foaling, yearling development, and conditioning, the property integrates durable construction, efficient water systems, and thoughtful circulation between barns, run-ins, and turnout areas.
House
Ranch-style residence offering 3 bedrooms and 1 bath. Approximately 1,120 SF and currently utilized as office space, break room, and storage in support of farm operations.
Barn Infrastructure
Barn 1 – Foaling Barn (45’ x 140’)
Rebuilt three years ago with durability in mind, this 16-stall barn was fully gutted and reconstructed with painted cinderblock stalls. The center aisle is asphalt, with pads in each stall. Features include a STUBB stall for veterinary work, a dedicated feed storage stall, break room, LED lighting, fans for circulation, two hose bibs, and a large wash stall with Rinnai water heater, so horses never run out of hot water . Adjacent are five run-ins with pasture access and an exercise ring, allowing for efficient mare and foal management.
Barn 2 – Storage & Additional Stalls (60’ x 100’)
Configured primarily for feed, equipment, wheelbarrows, and blanket storage, this barn also includes 10 additional painted cinderblock stalls.
Barn 3 (45’ x 100’)
Fourteen (14) stalls constructed with oak boards and fitted with rubber mats, equipped with fans and lighting. Well-suited for yearlings or transitional housing.
Barn 4 – Main Barn (45’ x 150’)
Built by Delmarva Pole Barn approximately 15 years ago, this 24-stall barn is designed for daily operational efficiency. Stalls are matted and equipped with electric timers. The barn features hot-mix textured flooring with traction grooves, a large wash stall with Rinnai water heater, office space, two hose bibs, and fans throughout.
Grounds & Supporting Infrastructure
All yearling pastures are enclosed with Keepsake fencing, flush with the top of posts for safety and presentation. Additional run-ins serve multiple pasture groupings, each equipped with automatic waterers. A dedicated well and pumphouse supply the farm’s water needs.
A separate “filming pasture” is finished with approximately 5.5-foot white fencing and sawdust footing, similar to a racetrack base, offering a controlled and visually refined setting. Two exercise rings support conditioning programs. On-site storage containers provide practical sawdust storage.
