Follow Ditch Timber Complex

711 acres of well managed pine and mixed hardwood timber that straddles Follow Ditch Road south of Princess Anne, MD. The contiguous parcel of timber has a hunting lease that brings in $20,000 annually. A timber report was conducted in 2021 Where the property was broken into stands and described as the following (see second image for overview). 

Stand 1 is roughly 97.4+/- acres of 20+ year old pine pulpwood. This stand is situated along Follow Ditch Road and is easily accessible. The stand is in need of commercial thinning which will yield a small income of $100+/- an acre.

Stand 2 represents the largest area and is roughly 428.5+/- acres. This area is predominantly forested wetlands that contains typical wetland hardwood species such as redgums, blackgums, red maple, and a vairety of water tolerant oak species. In the previous 9 years, rougly 85+/- acres were harvested which leaves 343.5 +/- acres not harvested. This hardwood wetlands does have value howver accessibility becomes an issue in logability. There may be better oppurtunity in conservation programs. 

Stand 3 is 153+/- acres of prime merchantable hardwood and pine with great size and grade. The trees are scattered but there is a rough value of $1,200 to $1,500 an acre for the timber on this stand. An oldcounty road runs through the center of this tract. Clarification is needed for proper access. 

Stand 4 is about 32.1+/- acres of forested wetlands and is situated in the northeast corner of the ownership. This stand is similar to Stand 2 but it does not have better quality and amounts of marketable hardwoods. The age and grade of timber is similar to Stand 3 and could be harvested at the same time.
