Morgan Branch Farm

This is a secluded farm with 2 entrances and a charming, upgraded stick-built house located about 5 minutes from the town of Seaford, DE in Sussex County. The farm raises roasters for Mountaire Farms at the highest Tier 3 for growers and is comprised of two parcels at a total of 13+/- acres. The stick-built home has 4 bedrooms and 2 full bathrooms. Recent renovations include a 20′ x 25′ addition family room with 22′ ceilings, new stone facing on house, new HVAC and new roof in 2019. New carpet has been installed in the living room as well. Outside improvements include a 40′ x 60′ pole building which has electric, 16′ ceiling and a concrete floor – part of it is 6 inches thick to support a car lift, and an in-ground swimming pool (which still needs concrete around it). The home has a cozy woodstove for supplemental heat and there is an outdoor firepit for enjoyment as well. The entire yard area is covered by a lawn irrigation system. There are several sheds and a 20′ x 40′ garage with a 10′ x 10′ addition used as a gym, with heat & AC. The garage has a new roof as well. There are 2 water wells that service the house/pole barn area.  A 3 bedroom/2 bathroom single-wide mobile home is also on the property to serve as a tenant residence, if needed. It will be connected to a new septic system prior to settlement. The farm does not have a tenant worker. There is a second single-wide trailer that is currently being used to store poultry house parts and supplies and would need renovations to use as a residence.

As mentioned, there are 4 poultry houses growing with Mountaire Farms currently producing at the highest production Tier 3 level.  Being so secluded from the main roads and other poultry farms helps with bio-security issues involving poultry diseases. The farm raises 4-5 flocks annually with a capacity of 97,900 roasters per flock. The poultry house ages and dimensions are as follows, House 1 is 36′ x 445′ (1978), House 2 is 66′ x 468′ (2016), House 3 is 60′ x 450′ (2006) and House 4 is 60′ x 400 (2006) for a total of 97,908 square feet of production area.  The roadways and areas around the poultry houses have been regraded with concrete catch basins and underground pipe installed to drain all stormwater to the pond. There is a solar panel system on the farm (2020), with 422 panels and 9 inverters, which covers the electric during the winter and approximately 85% of the electric in the spring/summer when temperatures are hotter. This system is paid for and additional panels may be added. There are also solar panels on the houses which were part of a brood chamber heating system which is not presently functioning. Evidently the company who installed and maintained it moved outside the USA. The farm is equipped with two 100kw generators and 4 water wells connected to the poultry operation. Each of the generators are fully serviced with new batteries, oil changes, anti-freeze coolant and new fuel filters as of the beginning of August 2026. The farm has 2 manure sheds and a channel composter. All water lines between the four houses are tied in together so if water is lost at one house water can be accessed elsewhere. Below is a list of equipment per house. All 4 houses are equipped with tunnel doors and 6″ cool pads, stir fans. Houses 2, 3, & 4 have a Reaper System that runs a complete loop inside the houses for collecting mortality. House 1 has box heaters and Houses 2, 3, & 4 have two rows of tube heaters. House 2 has original Grower Select feeders and original feed lines and Houses 3 & 4 have original Dutchman feeders and original feed lines. House 2 has original Val drinkers and water lines. Houses 3 & 4 have original water lines.  House 1 has 4 original & 5 new tunnel fans and 3 original exhaust fans. House 2 has 13 new tunnel fans and 3 original exhaust fans. House 3 has 13 original tunnel fans and 4 original exhaust fans. House 4 has 12 original tunnel fans and 4 original exhaust fans. All four houses have stir fans and all four have great air movement and air speed. There is a Rotem 2.0 communicator located in the kitchen of the home. Mountaire has not requested any other upgrades at this time. This property with the home and poultry houses is being sold As-Is. The farm is located on Morgan Branch Drive, which is not a State maintained road. It is a private road with deeded access to and from the farm. Potential buyers are responsible for doing their own due diligence.
