Since 1997, the focus of Ben’s career has been in the natural resources field. During his studies at The George Washington University, he completed bachelors degrees in Environmental Science and Biology and completed course work for his Master of Arts in Environmental Resource Policy. During his time at GW, Ben lived and worked on Vancouver Island as part of a work-study program focused on natural resource management in the Pacific Northwest. Following this experience, he worked on Capitol Hill on a range of issues related to wetland conservation for Ducks Unlimited. Ben’s tenure with DU expanded to the field when DU’s Chesapeake Bay Initiative was started in 1998. For seven years Ben delivered water quality and wildlife conservation programs on private land throughout the 5-state Chesapeake Bay watershed.

Ben’s experience working with land use, agricultural management and wildlife conservation has provided a unique platform for his land brokerage practice today. In 2011, he started building what is today The Land Group. Ben is The Land Group’s Broker of Record in Maryland, Delaware, Virginia and Pennsylvania. To date, Ben’s brokerage experience over the last 18 years has involved him in more than 100,000 acres of transactional land brokerage.

Ben’s background in land conservation has given him experience restoring wildlife habitat and implementing conservation easements throughout the Chesapeake Bay watershed. Today, Ben and his family live on a historic farm along tidal waters of the Chesapeake Bay in Somerset County, Maryland.

Listing ID: 01-005944

Price: $899000

Acres: 197

Cool Spring Sporting Property is approximately 197+/- acres.  A deed abstract calls for approximately 200 acres (See attached Deed Review).  The Perpetual Deed of Easement calls for 182 acres of the parent deed to be enrolled in conservation.  Located south of Marydel, MD in the village of Henderson, the land runs North and South along Cool Spring Road and North to Northeast along Marvel Road.  In 2009, the landowner was approached by a conservation consulting group to enroll in the Wetland Reserve Program or WRP (Later renamed WRE) .  Over the next three years, staff at USDA and other partners worked to enroll, design and implement the restoration of the hydrology of the farm and several seasonal wetlands scattered around the farm.  This part of the Caroline County landscape is traditionally known for the presence of delmarva bays.  These shallow ponds appear on agricultural lands throughout the county and in recent years crop production encouraged the draining of these palustrine wetlands.   There are 12 seasonal wetland ponds on the property, as well as Cool Springs Branch running through the north side of the farm.  The land tract is protected in this conservation easement under WRE perpetually.  The environment created by these wetlands provides important habitat to many species of flora and fauna.  The wildlife for both the upland game and migratory waterfowl is demonstrated through the increased habitat use the farm has witnessed.
