A Year in the Dirt: The Land Group Releases 2020 Land Report

SALISBURY, MD, FEBRUARY 2020– The Land Group (TLG) is starting off 2020 with the fifth release of their annual Land Report.  After closing on 60 tracts of land totaling over 7,500 acres with more than $37M in total trade value Ben Alder of TLG is energized by the success and looking forward to 2020.  “The market in 2019 showed a lot of velocity with wildlife farms and timberland while agricultural sales were measured due to limited supply,” Alder shared.  “The data was expanded significantly this year and we studied land sales in ten counties in Maryland and Delaware.  We are pleased to offer this summarized data to our clients and the public via our website as I believe it adds value to the marketplace and increases understanding of land values,” Alder explained.

2019 was a significant year of transition for TLG as they opened their new office in Downtown Salisbury.  It was also a year of significant growth as the group added land advisors in Carroll, Frederick, Baltimore and Dorchester Counties. Today, TLG is working throughout Maryland, Delaware and Virginia, and recently earned their brokerage license in Pennsylvania.   

The Land Group’s annual Land Report summarizes recent land transactions with a focus on land transfers related specifically to agriculture, forestry and recreation.  Land transfers relating to changes in land use are removed from the data sets in order to accurately depict land values without entitlements or land use change.  TLG regularly works on projects which include changes in land use and believes reporting land values in this manner more appropriately measures actual land value reflecting the largest land use of the region, agriculture and forestry.  The 2020 Land Report accounts for transactions in 10 counties and over 285 land transfers.
