Perdue Farms Retains The Land Group for Worcester County Assignment

MAY 2015, SALISBURY, MD – John McClellan, CCIM, Senior Advisor with Sperry Van Ness – Miller Commercial Real Estate, and Ben Alder Senior Advisor with The Land Group, have been retained by Perdue Farms to represent them in the sale of the former Showell Poultry Complex. The property was acquired as part of Perdue’s purchase of Showell Poultry in 1995 and is comprised of 740 acres; 300 tillable, 297 wooded and 143 facility acres. The zoning ranges from agriculture to heavy industrial, with the railroad bisecting one large industrial parcel. Parcels are primarily located in Showell and Bishopville with one parcel located in Delaware.

McClellan and Alder are conducting a wide spread aggressive marketing campaign targeted at agriculture, timber and industrial land buyers. They state, “These properties offer a range of values and utility to land buyers and we are looking forward to working with Perdue to make this a successful project.”

For more information about the property, contact John McClellan at [email protected] or Ben Alder at [email protected] or call 410.934.3478 (DIRT).

NAVIGATING LAND ACQUISITION

BUYING DIRT BEGINS WITH UNDERSTANDING YOUR GOALS FOR THE LAND.  HERE ARE A FEW BASIC QUESTIONS.

First, what is your intended use of the land? Is hunting a priority, farming, or is it a place to build your dream getaway?

Second, is this an investment requiring annualized return or long-term financial planning?

Third, what is the geography of where you want to find this land? This is perhaps the most important factor…

Fourth, are you considering using a local bank or the regional farm credit system to assist you in the acquisition?

Fifth, do you have a handle on land values? Local list services and land websites do little to assist you in understanding basic dirt value absent of improvements. The Land Group specializes in understanding this marketplace. Join LANDLINK on TheLandGroup.com to learn how we can provide you recent sales data, free of charge, throughout your land search.
